
Rental Agreement
This Short-Term Rental Agreement (the "Agreement") is entered into between the Bailey Investment Group II, LLC (hereinafter referred to as the "Owner"), Bailey Modern Stays, LLC (hereinafter referred to as the "Host") and (hereinafter referred to as the "Renter") for the rental of the rental property located at (hereinafter referred to as the "Property").
Rental Dates:
a. The rental period will begin on at 4:00pm and end on at 11:00am.
b. All times are specific to the property's time zone.
Rental Payment:
a. The total rental payment for the agreed rental period is $ , payable via Airbnb.
b. Payment shall be made via Airbnb to the Owner's designated account.
Security Deposit:
a. A security deposit of $1,000 is required and shall be collected upon booking.
b. The security deposit will be refunded within 14 days after the check-out date, subject to deductions for any damages or additional expenses incurred during the rental period.
c. The Renter shall be responsible for any damages beyond the security deposit amount.
House Rules:
a. The Renter agrees to abide by all rules and regulations provided by the Owner in this agreement.
b. No smoking is allowed on the premises.
c. No parties or events are allowed on the premises.
c. No Pets are allowed on the premises.
d. The maximum number of occupants shall not exceed 5 people, 4 adults.
e. The primary renter must be 21 years of age, or older.
f. Quiet hours must be observed between 11:00pm and 6:00am.
g. Any illegal activities conducted on the Property will result in immediate termination of the rental agreement and eviction without refund.
Cancellation Policy:
a. Travelers who cancel at least 60 days before check-in will get back 100% of the amount they've paid. If they cancel between 30 days and 60 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.
b. Travelers must cancel by 11:59pm on the cut-off day before check-in to receive a refund.
c. All times are specific to the property's time zone.
Property Condition:
a. The Property will be delivered in clean and habitable condition.
b. The Renter agrees to report any damage or issues with the Property to the Host within 24 hours of check-in.
c. The Renter shall keep the Property reasonably clean and tidy during their stay.
d. The Renter shall remove all food & drink from the refrigerator, cabinets, & drawers upon vacating the premises.
e. The Renter shall remove trash from the property upon check out. There will be garbage bins located in the driveway.
f. The Renter shall strip all beds of linens and place all linens, used towels, & blankets into laundry bags provided by the Host.
g. The renter shall lock all exterior doors and return all keys to the owner’s lockbox upon vacating the premises.
Indemnification: The Renter agrees to indemnify and hold the Owner & Host harmless from any claims, damages, or liabilities arising out of the Renter's use or occupancy of the Property.
Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state of .
Entire Agreement: This Agreement constitutes the entire agreement between the parties and supersedes all prior understandings, whether written or oral.
